1. Acceptance of Terms
By accessing and using RFZ Holiday Homes L.L.C ("Platform"), you agree to be bound by these Terms & Conditions. If you do not agree to these terms, please do not use our Platform. We reserve the right to modify these terms at any time, and your continued use constitutes acceptance of the updated terms.
2. User Accounts
2.1 Account Creation
To use our Platform, you must create an account and provide accurate, complete, and current information. You are responsible for maintaining the confidentiality of your account credentials.
2.2 Account Eligibility
- You must be at least 18 years old
- Guests are not required to be UAE residents to book a holiday home. Valid identification and documentation may be required in accordance with Dubai regulations.

2.3 Account Suspension
We reserve the right to suspend or terminate your account if you violate these terms or engage in fraudulent activity.
3. Host Responsibilities
3.1 Property Listing
- Provide accurate and complete property information
- Upload high-quality photos representing the actual property
- Disclose all house rules and restrictions
- Maintain property cleanliness and safety standards
3.2 Legal Compliance
Hosts are responsible for ensuring their property listing complies with all UAE laws and regulations, including obtaining necessary permits and licenses for short-term rentals.
3.3 Guest Safety
Hosts must ensure the property meets safety standards, including functioning locks, smoke detectors, and emergency exits.
3.4 Pricing & Availability
Hosts are responsible for setting accurate pricing and managing availability calendars. Cancellations must follow the stated cancellation policy.
4. Guest Responsibilities
4.1 Booking Commitment
By confirming a booking, guests agree to the terms and conditions of the reservation, including check-in/check-out times and house rules.
4.2 Property Care
- Treat the property with respect and care
- Follow all house rules and local regulations
- Report any damage or issues immediately to the host
- Leave the property in clean condition upon checkout
4.3 Guest Conduct
Guests must not engage in illegal activities, disturb neighbors, or violate the host's privacy. Violation of these terms may result in immediate eviction without refund.
5. Payments & Fees
5.1 Payment Processing
All payments are processed securely through our payment gateway. We charge a service fee on each booking, which is deducted from the host's earnings.
5.2 Payment Terms
- Guests must pay the full booking amount before check-in
- Hosts receive payment within 7 business days after checkout
- All payments are in AED unless otherwise specified
5.3 Refunds
Refunds are processed according to the cancellation policy stated in the booking. Refund requests must be submitted within 30 days of the booking date.
5.4 Disputed Charges
Guests can dispute charges within 30 days. We will investigate and resolve disputes fairly.
6. Cancellation Policy
6.1 Host Cancellation
- More than 30 days before: Full refund to guest
- 15-30 days before: 50% refund to guest
- Less than 15 days: No refund to guest
6.2 Guest Cancellation
Guest cancellation policies are set by individual hosts and displayed at the time of booking.
6.3 Force Majeure
In case of unforeseen circumstances (natural disasters, government restrictions), we may modify or cancel bookings with full refunds.
7. Limitation of Liability
Disclaimer: RFZ Holiday Homes is provided "as is" without warranties. We are not liable for indirect, incidental, or consequential damages arising from your use of the Platform.
7.1 Host Liability
Property owners are responsible for maintaining valid property insurance coverage for their respective properties.
7.2 Guest Liability
Guests are liable for any damage they cause to the property beyond normal wear and tear. Hosts may file damage claims through our Platform.
7.3 Platform Liability
Our total liability shall not exceed the amount paid by the user in the 12 months preceding the claim.
8. Dispute Resolution
8.1 Mediation
In case of disputes between hosts and guests, we offer mediation services to resolve issues fairly.
8.2 Arbitration
Unresolved disputes will be subject to binding arbitration according to UAE law, with proceedings conducted in Dubai.
8.3 Legal Jurisdiction
These Terms & Conditions are governed by the laws of the United Arab Emirates.

Severability: If any provision of these Terms & Conditions is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
